Brass Surfaces
Cleaning brass is defined as the removal of surface spots, fingerprints, smudges, etc., with the appropriate brass polish.
Standard: When properly cleaned/polished with an appropriate cleaner, the surfaces will present a clean uniform shining appearance free of all soil, marks, streaks, etc.
Damp Mopping
Damp mopping is defined as the use of cotton or similar yarn-type mops which have been mechanically wrung/squeezed to remove excess solution for purpose of removing light soil, dirt, liquid or other foreign material from a floor which does not require the complete mopping of the area or the area is not soiled sufficiently to require wet mopping.
Standard: When properly completed, damp mopping will be held to the same quality standard as wet mopping.
Disinfecting
Disinfecting is defined as the removal or neutralization of material containing or supporting the growth of bacteria/viral organism capable of causing infection in humans if untreated, through the application of an approved disinfectant by either manual or mechanical methods.
Standard: When properly disinfected, surfaces shall be as free of material containing living bacteria, viruses, or other contaminations that are capable of causing infections.
Dispenser Cleaning and Service
Dispenser cleaning/service is defined as damp wiping dispensers with a disinfectant, checking/refilling of all towels, toilet tissue, soap, or any other dispenser.
Standard: When properly serviced and cleaned, dispensers shall have an adequate supply of supplies/products. Follow-up checks will be required to ensure that dispenser do not remain empty for an extended period of time. At no time are additional supplies left for patron/clients/patients/employees to install in the dispensers.
Dock / Delivery / Dumpster Areas
Cleaning of these areas involves the removal of debris, trash, bottles, foreign substances, sweeping the areas as needed, etc.
Standard: When properly cleaned, the dock, dumpster and delivery areas shall present an overall clean appearance.
Dusting
Dusting is define as the removal of laden airborne dirt, soil, lint, or other foreign material from furniture, fixtures, ledges, shelves, frames, walls, and any other items that may accumulate airborne particles. Normal or low dusting includes all levels up to seven (7) feet in height. All high dusting will be above seven (7) feet high.
Standard: When properly dusted, the item shall be free of any laden airborne material, streaks, smudges, and cobwebs. Laden airborne matter shall be removed by mechanical, chemical or manual means. Devices, which merely displace or redistribute the matter, such as feather dusters, will not be used, unless treated to attract and hold the matter. All items moved to accomplish this task shall be returned to their original position.
Entrance Mats
Carpet mats shall be vacuumed with a commercial heavy-duty upright vacuum machine. Entrance mats made of rubber or polyester shall be swept, shaken, and vacuumed. Entrance mats shall be lifted, moved to removed soil and moisture underneath and replaced.
Standard: After mats are cleaned, there shall be no dirt left on surfaces.
Entrance Plate Glass
Cleaning of plate glass is defined as cleaning the inside and outside glass surfaces and the surrounding boundary of the entrance.
Standard: When properly cleaned, the glass shall be free of streaks, smudges, fingerprints, etc. Surfaces surrounding the entrance shall be free of dirt, dust, fingerprints, and have a clean appearance.
Fixtures
Cleaning of restrooms and closet fixtures, is defined as the removal of dust, dirt, spots, stains, and smears from wash basins, closet sinks and urinals, with a germicidal solution and wiped dry.
Standard: When properly cleaned, there shall be no dust, dirt, spots, etc. left on the fixtures.
Furniture and Desktops
Cleaning of furniture and desktops is defined as dusting, polishing and/or damp wiping (as applicable).
Standard: Furniture and desktops shall be considered properly cleaned when the surface is free of dirt, dust, marks, film, and furniture polish has been properly applied to restore the furniture's appearance.
General (Cleaning)
Cleaning in general is defined as the removal of dirt, soil, stains liquids, trash, refuse, and any other foreign material from an item, fixture, or area and may include the process of disinfecting.
Standard: When properly cleaned, an area, fixture or item shall be free of all dirt, soil, stains or other foreign material, and shall present a clean, safe, healthful, and pleasant appearance.
Glass /Windows
Glass and window cleaning is defined as the removal of dirt, soil, smudges, fingerprints and other foreign material from glass windows, doors, partitions or any other items, which may consist, in whole or part, of a glass or similar material including mirrors.
Standard: When properly cleaned, glass surfaces shall be free of all dirt, soil, smudges, streaks, smears, film, or any other foreign substances. All glass and windows surfaces shall have a uniform bright appearance.
Porcelain
Porcelain fixture (wash basins, urinals, toilets, etc.) shall be clean and bright. There shall be no dust, spots, stains, rust, green mold, encrustation or excessive moisture remaining on the surfaces after cleaning is completed.
Standard: When properly cleaned, the porcelain surfaces shall give an overall clean and bright appearance.
Receptacle Cleaning
Receptacle cleaning is defined as the removal of spots, stains, fingerprints, and odors from sanitary and waste receptacles with a germicidal solution and wiped dry.
Standard: When properly cleaned, the receptacles shall be emptied of trash, free of spots, stains, fingerprints, and odors.
Refrigerators/Microwaves
Involves cleaning outside surfaces with a germicidal solution and wipe surfaces to a shine.
Standard: When properly cleaned, surfaces shall present an overall clean appearance.
Restrooms
Cleaning of restrooms is defined as the removal of trash, mopping floors, cleaning fixtures, urinals, toilets, trash receptacles, wash basins, faucets handles, dispensers, partitions stalls, and doors, etc. with a germicidal solution. All glass, chrome, and stainless steel surfaces shall be cleaned and buffed to a shine.
Standard: Restrooms shall be considered properly cleaned when floors are mopped and fixtures, urinals, toilets, waste receptacles, wash basins, faucets, handles, dispenser, partitions stalls, and doors are cleaned with a germicidal solution. All glass, chrome, and stainless steel surfaces shall be cleaned and buffed to a shine, waste receptacles emptied and dispensers refilled.
Sealing
Sealing is defined as the application of an approved floor sealer prior to the application of the floor finish in accordance to industry standards and manufacturer recommendations. Application may be by either manual or mechanized methods.
Standard: When properly sealed in compliance with the manufacturers recommendation, the floor shall present a uniform appearance with all evidence of splashing on baseboards and furniture / fixtures completely removed.
Shampooing
Shampooing Is defined as the application of an approved cleaning agent to a carpeted floor, cloth material or covering for the purpose of removing embedded soil, dirt, stains, or other foreign materials. Applications may be by manual or mechanized methods. Carpet shampooing solutions, dry powders, or water extraction shall be used that will not stain or discolor the carpet nor produce shrinking and must be environmentally safe and non-toxic.
Standard: When properly shampooed, the floor/furniture shall be free of any foreign material, dirt, soil, and stains. Surfaces shall be free of any cleaning residue and shall present a clean and uniform appearance. All excess cleaning agents shall be removed from baseboards, walls, and furniture / fixtures. Any items moved during this process will be returned to their original position.
Spray Buffing
Spray buffing is defined as the application of a wax and water solution to a floor and buffing with a buffing machine to buff the floor finish after wet or damp mopping.
Standard: A spray buffed floor shall be held to the same quality as a newly waxed / finished floor.
Stripping
Stripping is defined as the complete (as is practicable) removal of the wax / finish applied to a hard surface floor. Stripping may be accomplished by either manual or mechanized application of an approved stripping agent.
Standard: When properly accomplished, a stripped floor shall be free of all dirt, stains, marks, film deposits, streaks, wax, finish, water and cleaning solutions, and shall be ready for the reapplication of sealer and floor finish. All splash evidence on baseboards and furniture / fixtures shall be removed. Cleaning solutions shall be rinsed two or three times with clean water to remove all of cleaning solution. Floors shall be allowed to dry thoroughly after rinsing.
Sweeping or Dust Mopping
Sweeping/dust mopping is defined as the removal of loose dirt, dust, debris, and other foreign material through either manual or mechanized methods, as appropriate for the location and situation.
Standard: When completed, a swept area shall be free of all loose dirt, lint, dust, debris or other foreign material with no build up in corners, crevices, under or around furniture parts. All items moved to remove dirt shall be returned to their original location.
Trash / Waste Removal
Trash and waste removal is defined as the collection and disposal of all materials which have been placed into appropriate containers dedicated for disposal. (This service also includes the separation of identified recyclable materials and placement into an identified recycling container.)
Standard: When properly removed, the waste receptacles shall be free of all waste and disposed materials. When a liner (color: transparent blue) is used in a waste receptacle it shall be replaced if there is any evidence of soiling, tearing or other damage or contamination. When any receptacle has been used for disposal of liquid or wet wastes, the liner shall be replaced regardless of its age or appearance. If liner leaked or otherwise allowed wastes to contact the receptacle the receptacle shall be cleaned and disinfected.
Vacuuming
Vacuuming is defined as the mechanical removal of loose dust, dirt, soil, debris, and other foreign material from carpeted floors and other items (couches, chairs) which require this method of cleaning.
Standard: When properly vacuumed, there shall be no evidence of any dust or dirt or any other loose foreign material. All items moved during this process shall be returned to their original positions.
Wastebaskets / Trash Cans
Cleaning and disinfecting wastebaskets / trash cans is defined-as emptying of trash and damp wiping or washing containers with a germicidal solution and replacing plastic liners.
Standard: Wastebaskets / trash cans shall be considered properly cleaned when they are emptied at the identified frequency, both inside and outside of wastebaskets or trash cans is clean, free of an odor, and a plastic liner replaced, if necessary.
Water Fountains
Cleaning of water fountains is defined as the removal of soil, streaks, smudges, etc., using a spray bottle of germicidal detergent solution and cleaning cloth. A small percolator brush shall be used to clean drains.
Standard: After cleaning is completed, the fountains shall be free from smudges stains, spots, and sanitized. All expose surfaces shall be buffed to a shine. Water fountains shall be checked for a rapid drain of water, and any sluggish drains must be reported immediately to the client representative.
